What a Full Replacement Includes
- Tearing off every layer down to the plywood or plank decking.
- Replacing any soft or rotted decking. Ask how it is priced, per sheet, before work starts.
- New underlayment across the whole roof, with extra protection in valleys and at eaves.
- New drip edge, pipe collars and flashing rather than reusing the old metal.
- Shingles or metal panels, ridge vent or other exhaust ventilation, and cleanup with a magnet sweep for nails.
Tomball Specifics
Inside the city limits the contractor pulls a $50 residential roofing permit and gives the city a certificate showing at least $500,000 of liability coverage. Outside the limits, see the permits page for who to ask.
Attic heat is the other local factor. Gulf Coast attics run well over 120°F in summer, and a roof that cannot vent that heat ages its shingles faster. A replacement is the time to fix intake and exhaust vents, not an extra.
Comparing Quotes
Ask each contractor to put the same things in writing: the shingle line, underlayment type, what happens to rotten decking, which flashing is new, the workmanship warranty in years, and who pulls the permit. Price differences usually hide in those lines.
